Here is exactly what you are signing
- The Annual Maintenance Plan. Two clean outs a year for two years, spring and fall. Four visits total.
- $250 per clean out on the plan, billed at each visit, instead of the $400 one time price. Homes are measured at $1 per sq ft and your exact price is confirmed in writing before anything is scheduled.
- Your first visit is $49.99. That is the only discount and it only applies to the first one.
- All four visits on the plan run $799.99 total. The same four clean outs bought one at a time run $1,600.

Straight answers
Why is the first one so cheap
Because we would rather earn two years of your business than win one clean out. The $49.99 gets us on your roof once so you can see how we work. After that the plan rate is $250 a visit instead of the $400 one time price.
What does $1 per sq ft actually mean
Your home gets measured and the price is calculated from that number, so a larger house costs more than a smaller one. You get your exact price in writing before anything is scheduled, and nothing is charged until you agree to it.
What counts as an exclusion
Some conditions fall outside a normal clean out. Three story access, heavy roof debris, and damage that needs replacement rather than repair get quoted separately. If we run into one we stop and show you before doing anything.
Why two years instead of one
Gutter problems show up slowly. Four visits over two years means we see the same house across two full seasons of leaves and two winters, which is when a soft board is still one board instead of a whole fascia run.
